The undersigned will sell at public auction their land located in Warrick County, IN, on the above date and described as follows:
AUCTION LOCATION: The auction will be conducted at the Warrick County 4-H Center, 133 E. Degonia Rd, on the east side of Boonville, IN. Traveling east on Hwy 62 through Boonville, take the first street left or east after the one way turns into 2-way traffic (Walnut Street) and proceed to the 4-H Center.
SHOWING DATES: Sun., July 12 from 2 till 4:00 PM & Mon., July 20 from 4 till 6:00 PM. Showings at other times can be arranged by calling the auction company @ 812-474-6100.
SHOWING LOCATION: The showing headquarters will be at the farm lane between Tracts 3 & 4 located across from 10677 Old Boonville Hwy, Chandler, IN. From Evansville, IN, take Hwy 62 east to the Stevenson Station Rd, west of Chandler, IN, go north to Old Boonville Hwy, go left or west to the showing headquarters.
REAL ESTATE: The real estate consists of 422+/- acres of high quality tillable farmland and recreation land with a nice cabin on a beautiful strip pit lake, in the Stevenson Station area & north east of Boonville, Warrick County, IN, and described as follows.
TRACT 1 consists of 10 acres and is located just south of the corner of Stevenson Station Road and Old Boonville Hwy. Tract 1 has 9.9+/- acres tillable. The topography is level and the soil is the highly productive Evansville Silt Loam.
TRACT 2 consists of 59+/- acres and is located on Old Boonville Hwy ¼ mile west of Stevenson Station Road and on the Vanderburgh/Warrick County line. This tract surrounds the Wagner Seed and Fertilizer property. Tract 2 is nearly all tillable. The topography is level and the soil is the highly productive Evansville Silt Loam.
TRACT 3 consists of 16+/- acres and is located fronting Old Boonville Hwy ¼ mile west of Stevenson Station Road. Tract 3 is all tillable land. The topography is level and the primary soil is the highly productive Evansville Silt Loam.
TRACT 4 consists of 110.7+/- acres and is located on Old Boonville Hwy across the road from the Wagner Seed & Fertilizer plant. Tract 4 has approximately 73+/- acres tillable. There are 12.35+/- acres of filter strips enrolled in CRP producing $1,562.00 in income. The topography is level to gently rolling. The primary soils are Wilbur Silt Loam, Wakeland Silt Loam (2 of the highest rated soils in Warrick County) & Hosmer. This tract offers some excellent wooded recreational land as well as being a high percentage of good tillable land. There is an abandoned house on this tract.
TRACTS 5 THROUGH 7 are part of the Lake Farm, which fronts Folsomville Road approximately 2 miles north of Boonville, IN.
TRACT 5 consists of 108+/- acres and fronts Folsomville Rd. just south of Shelton Rd. There are approximately 86+/- acres tillable w/ 16.3+/- acres in filter strips producing $1,973.00 in income. The primary soils on Tract 5 are Stendal, Bartle, Hosmer & Bonnie silt loams. The bottomland is all tiled by Steinkuhl Bros. There will be an easement from the north across Tract 6 to provide access to the east end of Tract 5 for farming purposes.
TRACT 6 consists of 58.41+/- acres and fronts Folsomville Rd south of Shelton Rd. This tract is wooded & is enrolled in the Classified Forest program. The District Forester advises there is a nice stand of timber, some with harvestable value. The primary soils are Bird & Bartle silt loam. This is a terrific recreational tract ideal for hunting and riding your 4 wheeler.
TRACT 7 consists of 60 acres and fronts Folsomville Rd. & south of Shelton Rd. This is a wonderful recreational tract with a small cabin (28’X 28’ w/ a 15.5’X 28’ open porch) & picturesque lake. The land is nearly all in woods or lake with a small clearing for the cabin. The woodland is enrolled in the Classified Forest Program.
