An earnest money deposit totaling 5% of the contract purchase price is due within 24 hours of auction conclusion with the balance due within 30 days of delivery of insurable title to purchaser. Possession will be at the final closing. If a survey is required to generate new legal description, the cost of the survey will be split evenly between buyer & seller. The purchaser will assume the real estate taxes due and payable in Fall 2026. Evidence of good and merchantable title will be furnished in the form of a title insurance commitment in the amount of the purchase price.
