Abbreviated Auction Terms:
An earnest money deposit totaling 5% of the contract purchase price is due on auction day for on-site bidders or within 24 hours of auction conclusion for online bidders with the balance due within 45 days of delivery of insurable title to purchaser. The purchaser shall assume the real estate taxes due and payable in May 2026. The real estate will sell subject to seller approval. NO BUYERS PREMIUM! Possession will be given at final closing, subject to the current tenant farm lease. Buyer will receive the 2025 share of the crop. Any fee (typically $250 - $300) charged by a title company or escrow agent to close the transaction will be split evenly between buyer & seller. See the "TERMS" tab above for complete auction terms.

AUCTION PROCESS:
• Live Simulcast auction, providing an option for offsite bidders to bid online. Bidding in person is highly encouraged.
EARNEST MONEY & CONTRACT:
• A 5% earnest money deposit on day of auction for onsite bidders, within 24 hours for online bidders, with balance due within 45 days of delivery of insurable title to purchaser.
• The purchase contract will be available to review at the live auction location. The purchase contract shall be signed by all parties upon auction completion for onsite bidders and within 24 hours for online bidders.
BUYERS PREMIUM:
• NO BUYERS PREMIUM!
REAL ESTATE TAXES:
• Purchaser shall assume the real estate taxes due & payable in Spring, 2026.
CLOSING & POSSESSION:
• Possession shall be at final closing, subject to the current crop share lease with the tenant farmer. The lease is currently on year 2 of 5 and provides the owner a 1/3 share of the crop annually. The owner is responsible for furnishing the lime for the farm, the farm was limed in 2024 and the tenant farmer has assured the farm is in good fertility status. The owner is responsible for any applicable crop insurance premium on their 1/3 of the crop, should they choose to enroll. The same 1/3 & 2/3 agreement applies for any and all applicable FSA or government farm program(s) payments.
• The buyer will receive the 2025 1/3 crop share income.
• Any fee charged by a title company or escrow agent to close the transaction (typically $250 to $300) shall be split evenly between buyer & seller.
• This live auction is not contingent on or subject to financing, appraisal, survey or inspections of any kind, as agreed to by Bidder and or Buyers at registration prior to bidding.
• Real estate shall sell subject to owners’ approval of the high bid price.
MINERALS, EASEMENTS, & ZONING:
• Mineral Rights: The seller will be conveying any and all rights they own with the property.
• The sale of this property is subject to any and all easements of record.
• The sale of this property is subject to all state and local zoning ordinances.

• The real estate will transfer with the existing legal description, there will not be a survey provided.
