Your registration will be forwarded to the Vanderburgh County Treasurer for approval. Once your registration is approved, you will be allowed to bid.

On behalf of the Vanderburgh County Commissioners, Curran Miller Auction / Realty, Inc. will offer residential / investment properties owned by the County.
To increase buyer confidence at the auction, the Vanderburgh County Commissioners have sought Quiet Title orders for each property to be sold. Any liens that have arisen since the date of the
issuance of the tax deed in favor of the County will continue to be attached to the real estate and will be the responsibility of the successful bidder/new owner of the real estate.
The real estate offered in this auction is sold "As-Is" and bidders are highly encouraged to conduct their own due diligence.
ONLINE AUCTION TERMS
• Bidders must register by 12 noon on Monday, August 18th. Registrations after this date will not be allowed. Bidders must be approved by the Vanderburgh County Treasurer in order to participate in the auction.
• The real estate will sell at ABSOLUTE auction to the high bidder regardless of price.
• This auction is subject to a three minute auto-extend closing. Since internet connectivity and speeds can be unpredictable, please do not wait until the last few seconds to bid.
• Real estate is being sold on an “AS-IS, WHERE IS” basis, with all faults, and with no warranty or representations either expressed or implied. Buyers are responsible for performing their own due diligence on the properties which may include contacting the City of Evansville-Vanderburgh County Building Commission, the Evansville Water and Sewer Utility, etc.
• Any liens that have arisen since the date of the issuance of the tax deed in favor of the County will continue to be attached to the real estate and will be the responsibility of the successful bidder/new owner of the real estate.
• There will be a $600 fee charged per property to cover the title search, sales disclosure, recording cost & administrative expenses. Payments can be made with cash, credit card or certified funds.
• Real estate must be paid for in full between 10:00 am and 1:00 pm on Wednesday, August 20th at the Curran Miller Auction / Realty, Inc. office at 1005 E. Walnut St. in Evansville, IN. If purchaser fails to make payment by this time, he/she will be found in default and his/her property will be offered to contending bidder. The high bidder who fails to pay in a timely manner will be responsible for any deficiency between his/her bid amount and the final sales price obtained for the property and Vanderburgh County reserves the right to initiate litigation, if necessary, to collect ay such deficiency. The default bidder will not be permitted to participate in any future Vanderburgh County Commissioners’ auctions.
• There will be a 3% convenience fee added to credit card purchases. No credit card chargebacks are permitted.
• The successful purchaser will receive a Quit Claim Deed from the Vanderburgh County Commissioners subsequent to Vanderburgh County Commissioners’ receipt of payment.
• Title will be in the name of the registered bidder ONLY.
• The purchaser will assume the real estate taxes due and payable in May 2027.
• Properties may be removed prior to the auction at the sole discretion of the Vanderburgh County Commissioners and will then not be eligible for purchase at the auction.
• Curran Miller Auction / Realty, Inc., reserves the right to refuse to accept any bid from a bidder that has failed to pay a winning bid amount at any Indiana Tax Sale, Commissioners’ Sale or auction within the last five years.
• All announcements made auction day take precedence over any previously written or verbal statements.
• Any entity/trust registering understands that they must disclose the partners / shareholders / members / beneficiaries / etc.
• No person with any outstanding taxes or who has previously lost a property to tax sale is eligible to bid.
• Real estate may be subject to Federal liens.
• This auction is a CASH SALE not contingent on or subject to financing, appraisal, survey or inspections of any kind, as agreed to by Bidder and or Buyers at registration prior to bidding.
• The sale of this property is subject to any and all easements of record.
• The sale of this property is subject to all state and local zoning ordinances.
• Curran Miller Auction / Realty, Inc., Agents and Representatives are agents of the Seller.
• Buyer and or Bidder agrees to hold harmless and indemnify Curran Miller Auction / Realty, Inc. and its Agents and its Representatives and Vanderburgh County and its agents and representatives from any and all claims, damages or lawsuits including but not limited to awards, judgments, costs, fees, etc.
• Each potential bidder is responsible for conducting his or her own independent inspections, investigations, inquiries, and due diligence concerning the property. The information disseminated either in writing or on the Curran Miller Auction / Realty, Inc. website is subject to verification by all parties and all parties should not rely upon the information disseminated by Curran Miller Auction/Realty, Inc. All prospective purchasers agree that there shall be no liability on the part of Curran Miller Auction/Realty, Inc. or upon Vanderburgh County or their agents or representatives for any information’s inaccuracy, for errors, or for omissions.
• Conduct of the auction and increments of bidding are at the direction and discretion of the Auctioneer. All decisions of Curran Miller Auction / Realty, Inc. are final. Any dispute between Curran Miller Auction / Realty, Inc., its Agents or Representatives and the Buyer(s) will be tried in a court of jurisdiction in Vanderburgh County, Indiana.
• In the event there are technical difficulties related to the server, software, internet or any other online auction-related technologies, Curran Miller Auction / Realty, Inc. reserves the right to extend bidding, continue the bidding, or close the bidding. Neither the company providing the software, nor Curran Miller Auction / Realty, Inc. shall be held responsible for a missed bid or the failure of the software to function properly for any reason.
• By bidding on the property, Buyer agrees to all terms and conditions set forth above or during the auction.
